Made the Tenth day of December in the year One Thousand Nine Hundred Four, Between Millard F. Shutts and Anna M. Shutts, his wife, of the city of Gloversville, State of New York, party of the first part and Rolland Whitney of the Town of Broadalbin, State of New York, party of the second part;Witnesseth, that the said parties of the first part, in consideration of the sum of Two Hundred Dollars ($200) to them duly paid, have sold and
By these presents do grant and convey to the said party of the second part, his heirs and assigns,
All that tract or parcel of land situate in the Town of Broadalbin, County of Fulton, and State of New York, bounded and described as follows:-
Bounded on the North by lands formerly owned by George Howe, and now occupied by the party of the second part; on the East by the Johnson Estate, on the South by lands owned by Frank Wellett, and on the West by lands of the said George Howe, Containing about 18 acres of Land, and being a part of the premises conveyed by B. H. Arthur Referee, by Deed, to Millard F. Shutts Dated on the 15th day of February, 1902, and filed in the Fulton County Clerk's office, on the 21st day of February 1902, at One Oclock and Forty Five Minutes P. M., in Book of Deeds, Number 109 at page 284, and is the last parcel described in said Deed.With the Appurtenances, and all the Estate, Title and Interest therein of the said parties of the first part. And the said Millard F. Shutts and Anna M. Shutts, his wife, do hereby covenant and agree to and with the said party of the second part his heirs and assigns, that the premises thus conveyed in the quiet and peaceable possession of the said party of the second part his heirs and assigns they will forever Warrant and Defend, against any person whomsoever lawfully claiming the same or any part thereof.
In Witness Whereof, the said parties of the first part have hereunto set their hands and seals the day and year first above written.
