This Indenture,
Made this 28th day of Dec in the year One Thousand Nine Hundred Four, Between Frank P. Vedder, of the Town of Broadalbin, County of Fulton, and State of New York, party of the first part and Rolland Whitney of the same place, party of the second part;

Witnesseth, that the said party of the first part, in consideration of the sum of One Dollar and other valuable considerations, lawful money of the United States, to him duly paid, hath sold and

By these presents does grant and convey to the said party of the second part, his heirs and assigns,

All that tract or parcel of land, situate in the Town of Broadalbin, County of Fulton, and State of New York, bounded and described as follows in a deed from Rebecca Gulick, David Vedder and Catharine Vedder, his wife, to Oliver P. Lent and Maria Lent, his wife, which deed was recorded in the Fulton County Clerks office on the 9th day of May, 1873; on the north by lands of Eli Fuller, now occupied by George Greenslete; on the east by lands of Harmon Vedder and widow Earl now occupied by Mrs. Johnson and David Vedder, deceased; on the south by lands of Ephraim Randall and lands of Mydert Vosburgh; on the  west by lands of Sarah Sherman and the Eli Fuller place, containing about thirty-three (33) acres of land, more or less, being the same place now occupied and owned by Isaac Vedder during his life-time and at the time of his death, situated on the Union Mills road in said town of Broadalbin aforesaid. 

With the Appurtenances, and all the Estate, Title and Interest therein of the said party of the first part.  And the said Frank P. Vedder, do hereby covenant and agree to  and with the said party of the second part, his heirs and assigns, that the premises thus conveyed in the quiet and peaceable possession of the said party of the second part, his heirs and assigns he  will forever Warrant and Defend, against any person whomsoever lawfully claiming the same or any part thereof.

In Witness Whereof, the said party of the first part has hereunto set his hand and seal the day and year first above written.
